The Clifton Office is situated on the front of the Clifton Down Shopping Centre, on Whiteladies Road and the team is led by Deborah Hadley.

We offer an easy, online tenancy application process in partnership with Goodlord.  When we have agreed the key terms of the let, we will send an invite to you through Goodlord. You can then reserve the property, complete tenant referencing forms and upload supporting documents all from the comfort of your own home, 24/7.

You will be required to pay a holding deposit equivalent to 1 weeks rent to reserve the property. When the let proceeds, the deposit will be offset against your move in monies. You will be provided with all the appropriate documentation when you apply to help you understand what you are signing up to. This will include a draft copy of the tenancy agreement, how to rent guide and a detailed tenant guide confirming the key terms of the agreement.

The Goodlord referencing team will conduct the necessary residential, income and credit checks. Our Tenancy Managers will then review the referencing report provided by Goodlord and get in touch to confirm when referencing has been successful. Contracts will then be issued for signing and your Tenancy Manager will  be in touch to arrange a suitable time for you to come to the office to complete the 'Check In'.

In 2012 Michael decided he wanted to invest in a buy to let apartment in Bristol. He was attracted to a development called The Eye, next to Temple Meads, which was being developed by The PG Group.

As a new comer to buy to let investments Michael was in the process of reseaching the lettings market when he made contact with Ed at The Bristol Residential Letting Co. As a specialist in letting new build properties Ed knew all about the developments in Bristol and had recently visited The Eye to assess the rental potential of its apartments.

Michael was delighted to find someone with such relevant knowledge and was reassured that the apartment he was considering purchasing was on a suitable floor, had the right aspect and was at an asking price that made sense. Even though The Eye Bristol was just a building site Ed was confident the finished apartments would appeal to professional tenants and assured Michael that this was a very strong investment opportunity.

The proximity to Temple Meads and planned expansion of the Enterprise Zone allowed Ed to be confident that the apartments would always be in demand, the rents would increase and that there should be capital appreciation. Michael took this advice on board and proceeded to purchase a one bedroom apartment.

10 years on and the area around Temple Meads has seen tremendous growth and development and the Bristol rental market has gone from strenth to strength. The Eye has been an incredibly popular development for professional tenants and rents and capital values have duly risen.

Over the 10 years Michael has now had 4 different professional tenants. As a mark of how popular his apartment is and our proactive approach to renting a property he has only experienced 9 void days during the entire 10 years – a statistic that even Michael couldn’t believe when we presented it to him.

Although the lettings market has been very strong the industry as awhole has faced many challenges over the last decade with numerous legislative changes increasing the compliance responsibilities of landlords. Don and the team at The Southville office are experts in their field and as part of the fully managed service have guided Michael through the necessary changes. Emma Vincent ( TBRLC since 2019) is Michael’s Property Manager and as you can see from the review below they enjoy a great working relationship.

Emma approached The Bristol Residential Letting Co in 2015. As a landlord of a 2 bedroom house in Brislington, she was at the time using a large corporate agency to manage her property. Frustrated that she could never speak to the same person twice and annoyed that the company didn’t appear to care she was unable to get work done on her property and was losing faith and trust in letting agents.

When Emma instructed The Bristol Residential Letting Co we quickly found a professional couple to rent her property and the house became part of our Senior Property Manager – Andy Peters, portfolio. With all our properties managed from the local office, Andy is on hand to visit Emma’s house for inspections, check outs or to attend to maintenance issues if the need arises. With 20 years of property management experience Andy has also been able to help Emma complete upgrades on both her boiler and consumer units whilst ensuring the tenants continued to enjoy living in the property.

In todays rental market it is so important to be proactive in order to attract the best tenants and to achieve the strongest rents. Emma is always keen to make sure her tenants are happy and we are delighted to have her property as part of our managed portfolio. Andy knows she will respond quickly to any issues he raises and this allows us to provide a great service to the tenants meaning they stay for longer periods of time and makes it easier for us to replace them with good quality tenants as and when the need arises.

Prior to completion on the property they approached The Bristol Residential Letting Co to seek professional advice on the potential achievable rent of the apartment and how best to prepare it for the rental market.

Having already visited the development whilst it was being built Don McKeever ( Lettings Director ) was able to instantly provide an accurate achievable rent for the apartment. Perhaps more importantly however, considering there were a number of apartments in the development coming onto the rental market, Don was able to give specific guidance in terms of the furnishing required in order to attract a good quality professional tenant.

Having taken Don’s advice Paul and Ozzie proceeded to furnish the apartment and instruct The Bristol Residential Letting Co to rent and manage the property.  On the day of the instruction the Southville team contacted their applicant database and proceeded to complete viewings and agree a let on the very same day.  In this instance the property never actually made it onto the rental market – not uncommon but certainly helped by the landlord having a good eye for furniture.

New build apartments are often purchased to avoid large scale maintenance issues however Paul and Ozzie were fully aware of the smaller snagging issues that can often occur in new apartments. Having instructed us to manage the property they were able to rely on their property manager to liaise with the developer and tenant to ensure any defects were resolved.  As it happened in the case of this development there were some more substantial teething issues with the building as a whole and we attended site meetings on behalf of the landlords to ensure they were dealt with properly. Paul & Ozzie were grateful to have an expert on the ground looking after their investment and giving them peace of mind.
